A clean, even concrete floor makes a garage, shop or patio feel finished. A coating that bubbles or peels after one hot summer does the opposite. Sumter Epoxy Floors is a floor coating specialist based in Sumter County, and this page covers concrete polishing, staining and repair: what each option does, what it costs, and why preparation decides how long the result lasts.
Every job we quote includes the prep work. That means cleaning, grinding or profiling the surface, repairing cracks and checking moisture before anything is applied.
How much does a coated garage floor cost in Sumter, SC?
Epoxy flooring typically runs $2 to $12 per square foot installed, materials and labor included (Angi, updated Aug 3, 2026). For a one-car garage of about 250 square feet, Angi puts the typical range at $750 to $3,000. The range is wide because the slab’s condition and the system you choose both move the price.
Here are the other sourced figures to help you compare quotes:
- Two-car and three-car garages: About 500 square feet typically runs $1,500 to $6,000, and about 750 square feet runs $2,250 to $9,000 (Angi, updated Aug 3, 2026).
- Prep add-ons: Basic cleaning and etching adds about $1 to $2 per square foot, diamond grinding for damaged concrete about $2 to $4, and crack repair and patching about $3 to $5 (Intermountain Coatings, July 2025).
- Professional vs. DIY: Professional installation runs $7 to $9 per square foot, against $1.08 to $2.66 for DIY kits (ArmorGarage, 2026). A cheap quote that skips grinding and repair is where peeling often starts.
These are published national ranges, not our prices. Your actual number depends on your slab, so we give you a written quote after seeing it in person. Polished and stained concrete are priced the same way, from the floor’s size and condition.
Why do humid Sumter summers matter for concrete?
Concrete holds and moves moisture, and Sumter’s climate adds to it. Sumter has a humid subtropical climate, with average daily highs of 87.3°F in June, 90.2°F in July and 88.5°F in August (Wikipedia, Sumter, South Carolina). Damp slabs and hot afternoons are hard on any coating that was applied over trapped moisture.
Moisture vapor rising through a slab can push a coating up from underneath. Polyaspartic coatings in particular should not go on a slab with a high moisture vapor emission rate, because moisture can make the coating bubble and lift (Concrete Network, accessed Oct 2026). That is why we look at moisture before we talk about colors.
Will hot tires damage a coated floor?
Hot tires can lift a coating that was not bonded well. When you pull in after a drive on a summer day, warm tires put heat and weight on one spot. A properly prepped floor with the right product for the job is built to handle that. A weak bond, a skipped grind or trapped moisture is what lets tires pull a coating up.
If you want the details on how heat, tires and chemicals affect different products, ask us during the estimate and we will explain the system we recommend for your slab and why.
Epoxy or polyaspartic: which suits a South Carolina garage?
Both can work, and the right pick depends on how the garage gets used and how the slab tests. Installers describe polyaspartic coatings as UV stable and as lasting 15 to 25 years with care. Those are manufacturer and installer claims, not independent test results (Concrete Network, accessed Oct 2026). Cost can differ too. A professionally installed polyurea-type (polyaspartic-style) coating on a standard two-car garage averages around $4,000 (The Home Depot, 2026).
If your garage door faces the afternoon sun, UV exposure is worth raising at the estimate. If you would rather keep the natural look of the slab, polished or stained concrete may suit you better than a coating.
What does surface preparation include, and why is moisture testing part of it?
Prep is the biggest factor in whether a floor lasts, and moisture testing is part of it. Here is how we work through a floor, step by step:
- Look at the slab. We check for oil stains, old paint, sealers, cracks, spalling and low spots.
- Clean and degrease. Oil and grime stop anything from bonding, so they come off first.
- Grind or profile the surface. Mechanical grinding opens the pores of the concrete and removes weak surface layers. It is also the first stage of polishing.
- Repair cracks and damage. Cracks and chips are filled and leveled before any finish goes down.
- Test for moisture. We confirm the slab is dry enough for the product we plan to use.
- Apply the finish. Only then do we polish, stain, seal or coat.
On testing: the ASTM F2170 in-situ relative humidity test places probes at about 40 percent of slab depth for slabs that dry from one side, or 20 percent when they dry from both sides (Wikipedia, Epoxy moisture control system). The ASTM F1869 calcium chloride test measures moisture vapor emission from only the top quarter inch of the slab, so it can miss deeper moisture (Construction Canada, accessed Oct 2026).
Typical epoxy coatings call for slab relative humidity of 75 percent or lower, but the coating maker’s data sheet sets the real limit for each product (One Stop Epoxy, accessed Oct 2026). If a slab reads too wet, we tell you before any work starts and explain your options.
Our specialist services
This page gives you the overview. Each service below has its own page with more detail.
Concrete Polishing. The slab is ground in stages and refined to a smooth, reflective finish. It suits shops, showrooms and garages where you want the concrete itself to be the floor.
Stained Concrete. Stain adds color and depth to plain or tired-looking concrete, from patios and pool decks to interior floors. We explain how the existing surface affects the final look.
Repair & Removal. If an old coating is peeling, bubbling or stained, it often needs to come off before anything new goes down. This covers removal, crack repair and getting a slab ready again.
